When selling your home you might think that price, resale value and location are all that a potential buyer is looking at; but you might be surprised by some of the factors which people are influenced when buying a home. Here, we delve into what makes a buyer click with a property.

1. Emotion

Logic doesn’t always rule the decision making process. When buying a property to live in, its all about buying a home; somewhere to create memories and a strong sense of emotional attachment. A study conducted by Commonwealth Bank showed that 44% of home buyers spent more on a home because ‘they really liked it’.

2. A home that tells a story

Story telling is a powerful medium, which we’re seeing more and more in selling techniques these days. Building on the emotion through the romanticised stories of past owners can help prospective buyers relate and form an emotional attachment to a home. If only the walls could talk.

3. Perceived value

Everyone loves added value in a prospective home, but buyers are also motivated to ‘win’ the battle against the seller by getting as much value as possible. Superficial things such as a newly painted wall can be perceived as added value, however if the room is painted in an ugly colour people are less likely to like the house – even if the fix is as cheap as a can of paint.

4. The vision of an ideal lifestyle

It’s not just about the home. When home buyers are considering a purchase, they’re buying into a lifestyle. People buy into locations based on the offerings it has for their lifestyle. Some might be looking to buy in an area because it is close to their favourite bars, while other are interested in the relaxing elements of the location.

5. Cultural superstitions

The number of your house of unit can determine whether a home gets sold. In Chinese culture the number 4 is commonly associated to bad luck; while the number 8 is thought to be lucky.

6. First impressions count

Just like all introductions, that first impression counts. Some will say it’s all about location but looks count too. A research that studied 63 un-staged homes found the average selling time of decreased to 40 after going through a ‘facelift’. Small changes you can make to create a good impression a welcome visitors include; having fresh flowers arranged in nice vases and scented candle lit.
